PREDICTION LIMITS

Trustee Sniper estimates final foreclosure auction winning bid prices. Conservative P10, Base P50, and Aggressive P90 outputs are model estimates, not guarantees, appraisals, investment advice, or instructions to bid.

REHABILITATION ESTIMATES

Rehabilitation ranges and condition narratives are preliminary, AI-assisted allowances derived from supplied records. They are not photographs, inspections, engineering reports, contractor quotes, or guarantees of property condition. Listing-search links do not establish that current photographs exist.

USER RESPONSIBILITY

Users remain responsible for independent due diligence, title review, property inspection, auction eligibility, financing, and compliance with applicable law. Fixture values in the hosted demonstration are simulated.

ACCESS AND BILLING

The planned product is a browser-based SaaS with Supabase accounts and Stripe-managed monthly subscriptions. Price, trial, cancellation, refund, and production service-level terms remain unresolved.

COUNTY SCOPE

The initial model scope is Harris County, Texas. Outputs must not be represented as calibrated for another county unless a county-specific model and validation process are completed.
